The Buying Process
If you’re purchasing a new home, we can help you find one that meets your needs and complements your lifestyle.
The following is a list that includes (but is not limited to) the services that we provide:
Use of Electronic Signatures – This allows quicker response and ease for our clients in signing and responding to offers.
Pre-Approval – Talk with your lender or put you in touch with a lender. We both need to understand the type of financing that you will obtain and what your price range is within this type.
Needs Assessment – We will talk with you before and during showings to determine your needs and your wants. Based on this information we will be able to better filter homes that you are interested in seeing.
Showings – We will schedule and manage showings of properties that you are interested in seeing, when you are able to see them. I will also review your needs and wants as we view homes to determine how each home matches with your criteria. This time also can be a time where I re-define some of your needs vs. wants as once you are actually in a home and see a feature you can make a better decision on the importance of the feature.
Buyer CMA – As your agents, it’s our job to provide you with information that will help you make smart decisions. As we narrow your home choices to a particular home, We will create a Comparative Market Analysis (CMA), highlighting similar properties in the neighborhood. This important tool will give you a “snapshot” of homes that are currently listed for sale, as well as those that have sold recently or expired from the market without selling. Reviewing this report together, we’ll determine an appropriate price to offer the seller.
Contracts – We will walk you through the contract process and explain each area of the purchase contract and other steps (inspections, request to remedy, pre-approval letters, home warranty etc.) that take place once we write an offer.
Coordinate – We will work with your lender, the title company, the selling agent, the inspectors and of course you to make sure all paperwork and steps are handled in the correct maner.
Communication – We will be in touch with you throughout the process. Keeping your informed of where we are at in the process and what your responsibilities and options are at each step.
Closing – We will be at your closing to bring together all the work that has been addressed prior to the closing and to answer any questions that may arise.
